+/- 60 acres located at the I-15 and Ghost Town Road off-ramp is the proposed site of Ghost Town Outlets,  a mixed-use development that will cater to the dining, shopping, lodging, and transportation needs of the estimated 60 million travelers that pass through each year.

Project Components

The following is a preliminary list of proposed uses to be included on the site:

•    State of the Art Gas station
•    5 stand-alone Fast Food restaurants with Drive-thrus.
•    Retail Outlet Facility that will house anchors and in-line shops, with an approximate building size of 360,000 SF 
     (to be developed in phases)
•    Food Court and Traveler’s Convenience Retail Section with an estimated building size of 23,000 SF.
•    120-room Motel
•    Abundance of parking to comfortably accommodate the requirements of the above uses


Development Potential

Preliminary studies indicate a strong demand for Ghost Town Outlets.  An estimated 60 million people travel the I-15 Freeway at the Ghost Town exit annually. This figure is projected to dramatically increase both in the near and long-term future. CalTrans data shows an annual traffic increase of about 6%.

The growth in demand can be attributed to a number of factors, including:

1.  Las Vegas' continued robust growth - increasing the demand for supporting services from Southern California.

2.  Projected population growth in Southern California, especially in the Inland Empire, contributing to the increase in   freeway traffic.

3.  The Site's strategic location at the northwest junction of Interstate 15 and the Ghost Town Road exit that allows the Center to be visible from a great distance. 

4.  Ghost Town State Park access being on the same exit provides a great identity to the Site. Furthermore, adding to the uniqueness of the Site is the fact that the next viable facility to the north of Yermo is located in Baker, which is about 50 miles away.

5.  The Site is in close proximity to the Marine Storage Facility and to the Fort Irwin Military Base.
